# A Slower Housing Market: What Do House Prices Tell Us?

A housing market can cool down while prices continue to rise. That distinction matters when reading reports that price growth is slowing. For prospective buyers, this may sound encouraging, but easing price pressure does not suddenly make a home affordable.

In its article [“House price growth slows further in September”](https://fd.nl/economie/1616367/huizenprijzen-vlakken-in-september-verder-af), published on 22 October 2026, Dutch financial newspaper Het Financieele Dagblad reports that existing homes were 2.9% more expensive in September than a year earlier. The report draws on figures from Statistics Netherlands (CBS) and the Dutch Land Registry (Kadaster).

This figure highlights the importance of the comparison being made. An annual price increase tells a different story from a month-to-month change. Understanding where the housing market is heading requires looking at both—and being cautious about drawing broad conclusions from a single month.

For buyers, slower price growth may offer some breathing room. Yet a national average says little about the particular home someone is looking for. Demand for a city apartment can differ considerably from demand for a detached house in a smaller village. A property’s condition and energy rating also influence its appeal.

For sellers, this kind of market calls for realistic expectations. A previous sale on the same street can provide a useful reference, but it offers no guarantee. What matters is how a home compares with other properties currently available and what buyers prioritise.

The more interesting question behind the headlines is how the balance between price, quality and affordability is changing. Slower growth could be a step towards a calmer market. Whether that calm continues will become clearer in the months ahead.
